ceo kelly steckleberg is with us. given the geopolitical situation, your reaction to what we are seeing in ukraine -- obviously there is a humanitarian concern but how are you viewing the impact on the economy and potentially zooms business? kelly: our hearts go out to everyone impacted by this unfortunate situation. we feel so lucky as an organization and company that we don't have any employees directly impacted in the region. we do have some of their family members there, so we are doing everything we can to help. we have minimal exposure from a revenue perspective. so in terms of the impact on our business, it is minimal. emily: there are questions on whether the glory days are over and i'm sure you will disagree. can you explain the change and what it means for the bigger picture? kelly: first of all, i want to highlight we are pleased with our results for fy 22 that we reported yesterday, growing year-over-year 55%, over $4.1 billion. as you highlighted, we've seen tremendous growth in two parts of our business,

>> there is a fed put here kelly asked me that the last time i tried to say the strike on the put is just a lot lower. or you could think about it as fed insurance. you have fed insurance in the market, but your deductible is higher than usual. you're going to have to pay more of a loss before they ensure you. i think that's the right way to think about itand importantly, look, where were we in january of 2021? we were at 3700 on the s&p we had a 30% year last year. we had a housing market that is -- taking any breaks. even as rates have gone up and we have a labor market, we had a great payroll report 3.8% unemployment. the fed doesn't have a lot of reasons to be kind of giving some cushion here to the marketplace. at least yet and they're not going to be your best friend until it gets a lot worse than it is today that's been our message all year we were saying that back in december when the market was at its highs. it's just not the same fed with this inflation structure that's in place and by the way, it would change a bit if we start to get negative payroll numbers if we see the

>> yeah, kelly you'd think as the economy is open again and especially as people return to the office that demand for single family rental homes would drop off a little bit. not happening. rent growth just set another record in january, starting the year up 12.6 compare that to 4% annual rent growth the year before it may now be less about the pandemic and people who would normally be buying single family homes, but are unable to afford them home prices are at record highs and rising at record rates and now mortgage rates are well over a full percentage point higher than a year ago so that's the affordable argument. but the lifestyle argument is still strong because we're seeing the biggest growth in the sun belt rent's up 39% in miami 20% in orlando 19% in fphoenix. migration continues and homebuilders can't keep up and we're seeing a surge for rent meaning people now have more opportunity to rent a new home with all the amenities, but kelly, it will cost them >> yeah, and so are we seeing this sort of surge in home rent also matching the surge we've seen in apartment rents? how do t

rick santelli has more rick >> kelly, your comments are correct. lots of man moving into treasuries and lots of selling in treasuries, as well short dated ones maybe more selling and why the flat curve is flattening with the forces at work look at a 24-hour chart of 2s. last night around 7:00 p.m. eastern trading 1.41%. you can see 1.54 up 6 1/2 basis points on the 2-day chart. it did come back from the 1.66% low last night up 1.5 in 10s. little over in 2s. hovering in the low 20s actually at the flattest it's been in over two years and on that month chart it was at 62 one point ago. 40 basis points. it is huge finally here's the biggest chart of the day nominal versus inflation protected. it is an inflation adjusted high of 17 years. not since 2005 yes, this invasion made things much worse but let's not lose sight of the fact of questionable policies in energy that made this so much easier to accomplish with respect to what the crude oil and natural gas charts look like kelly, back to you. >> quickly on that, is that inflation expectations over a

kelly o., we'll start with you. any moment now president biden expected to meet with members of the famed 82nd airborne. what do we expect from that meeting? what do we expect from that visit? >> reporter: well, this is one of the chances for a commander in chief moment, craig. the president has popped in to see these service members, soldiers at first who were getting their hair cut and then he's working through a chow hall going table by table, sitting down, having a bite to eat with soldiers, asking them how long they've been in, asking them about this mission, sent to be a part of the fortification of the nato allies on the eastern flank, not that far from the ukraine border. u.s. service members are trying to send a message with this added presence that nato is standing strong against any russian aggression that could spill over from the conflict, the unprovoked war in ukraine. and so the president is having some time to have kind of a relaxed conversation with these soldiers. this is a chance to have that pers

kelly? >> reporter: andrea, you get the sense this would be the meeting where the most substantive conversations with president biden and ukrainian officials can take place about specific needs they may have and president biden, who in his past public life has spent a lot of time in ukraine, knows the country well and he did talk about wanting to be there personally and so in this session, we got some pictures at the beginning of it, but i think they're probably really getting down to specifics about the ways that the u.s. can help, in addition to other countries and nato partners and so forth, but specific ways u.s. military aid can be of use, the ways u.s. intelligence can be of use so this is a critical meeting. at the same time today we'll also hear from the president after he has a chance to meet with president duda of poland. that also a key alliance. now on some issues on the global stage, president duda and president biden don't always see eye to eye on the issue of ukraine. they hav

kelly ann hit on it, john kerry. well, a year ago, john kerry told oil workers they needed to learn how to make solar panels, not to mention they're all made in china anyway. we talked about the eos, the executive orders banning keystone, banning oil leases, increasing taxes, the interior is regulating oil and gas fracking. and don't forget, the kicker of all of this -- two years ago, joe biden said he was going to ban all fracking. well, then the biden administration started debating themselves and they said, well, we will ban all fracking or new fracking. so, this is the environment. no oil company in their right mind in this environment with these people are going to start spending billions of dollars to go drill more oil only to get shut down and berated by the same people. they're hypocrites and they're -- it's amazing what they're doing in this country. >> sean: kelly ann, i would argue that anything joe might have said to president xi, anything president xi would say back is going to be tepidment. yeah, this i

what's your sense of what the trip looks like for the president, kelly? >> reporter: this is certainly a trip with a lot of stakes and high consequences for the president. it touches on so many different areas and that's not always the case when the president goes abroad. you have the diplomatic piece when he's been meeting with officials from such a broad array of organizations. we had the focus today on poland, meeting with president duda, who in many areas president biden and president duda do not see eye-to-eye. on the issues of ukraine they have a lot in common and there are substantive issues to talk about in terms of support militarily for ukraine and the support the u.s. can provide because poland has been so willing to embrace ukrainian refugees. and earlier in the trip the president was meeting with nato leaders, that spans 30 country, the g7, the seven big industrialized nations. so there's been so much of the focus on international diplomatic kind of conversations that are not so easy to manage. there are different concerns here. different eco

i'm kelly evans. an ugly picture playing out in the markets today as fears grow over the future of ukraine the dow dropping 2% roughly 700 points dominique chu is standing by with more. we have rick san telly watching the plunge in the 10-year yield today. and brian sullivan covering the historic spike in oil prices dom, let's start with you. >> all right the markets with, as you can see, in the red. and we can point out and focus on the dow specifically. for the first time in awhile, the dow has become the center of the out or underperformance. in this case, underperformance we're currently down about 1.2%. we were down roughly 756 points at the lows. down 23 points at the highs. so call it relatively flat we're tilted more toward the downside today the s&p 500 down nasdaq compos it down about 1% or 132 points. we also want to look at the macro market you mention the oil prices seven-year highs for u.s.-benchmark crude at $104.56 is off the session highs. still up 9%. over $106 at one point today you

kelly, i want to start with you. the military base that was attacked this morning, it's very close to poland, it's 12 miles from poland. that's got to have both polish and nato authorities on very high alert. >> well, polish nerves have been rattled for quite some time already, ali. as we've been talking about this, there is a sense here that poland could be next. there is a real fear among people, particularly in this part of poland, that they could be drawn into this war. and this will only heightened those concerns. and make people that much more nervous. we were at a very small village, near the border, about five miles from the, border, yesterday. this is a small town of 500, they've taken in 80 families just in this small town, from ukraine. we spoke to an older couple who had taken in a family of refugees, they said we know we are a nato country, we understand that we're a part of that defensive alliance, but we are still worried. we're still worried that the war could come here and, if it does, we are five mi
