further south in san jose. still high 2660. and what we're seeing here is, like you just said, we're seeing the housing market all but impenetrable, especially to young people. and so they are saying, okay, even if i have a good job and a good salary right now, i'm just going to rent for a while. we're heading into summer. we do see more housing inventory on the market, but the home price average has not dropped here in the bay area, and that's frustrating. a lot of people who are saying at this point, i might as well just rent and then try to save a little money on the side for a down payment at some point. you mentioned it a little earlier. the reason being is at least here in silicon valley, in the bay area, a lot of tech workers are being called back into the office. right? and that's why. yeah, yeah. and so we're seeing a lot of the highest rents in places like santa clara county, home to companies like nvidia and apple. we're seeing it up the peninsula, home to companies like facebook meta. that's a company called talus.

the cpuc granted waymo permission today not just for san jose, but also a large section of the peninsula and parts of milpitas. right now, waymo only offers paid rides in its driverless taxis in san francisco, sunnyvale, mountain view, los altos and parts of palo alto. waymo says it will test the taxis in san jose before taking any paying customers. they didn't give us a timeline on when that will start, though. get ready for another rate hike. state farm is asking for another increase after just being granted a rate hike last week. state farm has argued that losses from the january la county fires depleted its cash reserves. so last week, the state insurance commissioner granted the company to a 17% rate increase. however, state farm initially filed for a 30% increase last summer before the la fires even happened, and today it's telling regulators it still wants the rest. state farm is asking for a 30% hike for homeowners insurance. remember, the state already approved 17%. it's even higher if you own a condo or are renting. the state granted a 15% increase, but state farm wants more th
