tracy: what is causing the prices to slide? guest: lack of demand, tracy. tracy: is that another way of saying oversupply? guest: in a way, yes. we have 80,000 units due to complete in dubai by the end of 2020. if you project the required amount of housing in dubai over the next three years, our 105,000tians will see new households created in that time. so, demand is actually going to come in less than supply, but the problem we have is that a vast majority of the supply is geared toward the top end of the price spectrum, so we are likely to see luxury values continue to slide. yousef: i want to know what investors are currently doing with their capital, if they are not investing in the middle east. is london still a prime destination for middle eastern capital after the brexit dilemma? guest: london remains front and center in the minds of regional investors as a place to invest beyond the region. we have seen a currency slide since brexit which is helped to boost the appeal of london to investors that we also have a changing economic dynamic here in the r

tracy: even from middle east investors? faisal: they will more than their hearts and -- by hearts th an minds when it comes to investment. seeing a lot of family offices facing higher yields in the region, looking at office buildings, hotel investments, .nd industrials distribution warehouses in the united kingdom are offering total returns of about 20%, one of the best asset classes for yield at the moment. yousef: has frankfurt become a prime destination for uncertainty around the u.k.? what else is on the agenda for investors in this part of the world? we have had a few family offices from dubai buying distribution warehouses of amazon in germany. in london, we have carried out a study with a university of college-london to try and figure -- no destination hot spots. 60% of households are choosing to rent, offering to forgo homeownership for a time. one of the hotspots we identified for the future is home to the board's cricket ground. it is on the doorstep to the west end of london and has had over two hundred percent h

tracy: right. on this fiscal deficit point, are we then constrained, does it end up constraining economic growth when we have deficits where they are right now? we just saw moody's warning on the u.s. aaa rating for , for instance? angel: listen, the u.s. does its own rating apart from everybody else. tracy: they are special. angel: i always say that perhaps other than the u.s., maybe germany and japan, we all belong to the avis club. you remember when you got to the avis counter and wanted to rent a car, and that people have a sign that says we are number two so we try harder. ok, everybody has to try harder these days. the markets are very unforgiving. given what has happened in the last few years with the crisis, even more unforgiving than they were before. so you cannot slip. and you cannot show weakness. and you cannot show lack of resolve. this is very crucial to give confidence going forward. tracy: ok, let's talk about the broad economy, because the imf upgraded its global outlook in januar
