i mean, i see more people where i live, my home is in miami, i see more my friends from new york in miami than i do in new york today. i think our politicians have to work really hard in making the taxes more friendly to homeowners and i think they need to figure out how to take away some of this regulation that's causing problems for developers to build rentals in these states, whether they are tieing their hands. you see a lot of talk about universal rent control and this is not good thing when rents are already so high. you are pricing people out of the cities and regulation that is unfriendly. maria: yeah, i think it's a great point because you're not only seeing this move in homebuying but you also have rent prices across the united states rising. fastest pace in decades according to new data from the bank of america institute, the middle class and young workers are being hit hard. they are hit the hardest, pamela. your take on what's going on in the rental market. last time we spoke, look, people are getting priced out and getting sticker shock, is that still the case? >> the sticke
